Chad has devoted his career to legal issues related to real estate. Chad’s practice focuses on all aspects residential and commercial real estate and business/corporate law. Chad brings a unique perspective to representing investors as he has personally been involved in hundreds of real estate transactions as an investor, partner and lender.

Chad will be discussing two separate topics:

  1. If you don’t know what the seller is facing how can you help resolve their problem? Why do we as investors want to waste valuable time and energy chasing a property that will never close? Successful investors take the time to research the property before they engage with the Seller. Some of the topics discussed will be: How and why to vet title of property before you engage with a potential seller. How the information you obtain from vetting the title can help you understand what the “Seller needs”. How this information can help you make sure that you have a valid and binding contract. How this information can keep you from wasting time and energy obtaining a contract on property that can never close. What are the required terms of a contract?
  2. Foreclosure sales can be profitable but they can also cost you a lot of money if you do not know what you are doing. Chad will discuss an overview of the foreclosure process and sales. 1st mortgages, 2nd mortgages and association liens will all be discussed. How to review the foreclosure file and what to look for that can cause you problems. How to use the skills learned in Part 1 and apply them to foreclosure sales.
