Adrian has been investing in real estate for over 18 years. He became an accidental landlord in 2002.  Adrian attempted to invest again, but his second home ended as a short sale. After 11 years of being a hobby landlord, he discovered his passion for real estate through REIA meetings. Adrian switched his investing niche to Mobile Homes with Land and has been following this path ever since. Adrian is a part of 3 masterminds, including a high level mastermind which he hosts. In addition, he helps facilitate his local REIA, and teaches about his success and failures.

Join us Saturday December 4th for a full day of
Mobile Home Investing!

We have a full line-up planned for our Mobile Home Workshop.  Our speakers come from a variety of backgrounds and methodologies regarding investing in mobile homes as rentals, mobile homes as flips, and buying/selling mobile home parks.  There is something here for everybody!
First Up we welcome Adrian Smude.

Next Al Khleif shares his knowledge about investing in Mobile Home Parks.

Al KhleifIn 1980, Mr. Khleif became the youngest Real Estate Broker in the state of Colorado at the age of 19. While Mr. Khleif has been a principle in over 300 real estate transactions in the years that followed, Al chose instead to pursue a Petroleum Engineering degree from the Colorado School of Mines. After a brief stint as a Petroleum Engineer for Shell Oil Company, Mr. Khleif moved into sales and marketing.

After 7 moves in 14 years, Al moved his wife of 31 years and 2 daughters one last time to Sarasota., where he focused exclusively on real estate.  Mr. Khleif’s expertise is in the commercial arena, including Mobile Home Parks and Multi Family opportunities.  He not only represents Sellers and Buyers, but owns parks of his own.

Al is one of the few commercial brokers in the area who holds the prestigious CCIM (Certified Commercial Investment Member) designation of the Commercial Investment Real Estate Council of the Realtors Institute of NAR (National Association of Realtors).  This is the highest designation given to commercial real estate specialists

Al’s current focus has been on owning and managing Mobile Home Communities.  He has bought and sold numerous properties in his own portfolio as well as managing 15 other communities for private hedge funds.

And we will wrap things up with the Lenny Cimador and Mobile Home Management

Mobile Home InvestingLenny is a retired Florida public school science teacher and baseball coach. He received his BS degree and his Masters degree from the University of Tampa.  His wife, Anne, is a registered nurse graduate of USF College of Nursing and Master’s degree from USF.  They realized that, while they loved their work, the salary and pension programs would not provide financial freedom.  Lenny took advantage of early retirement at age 50 and turned his attention to full time real estate entrepreneurship.

Lenny and Anne began purchasing mobile homes for cash flow and other benefits when prices skyrocketed in 2005-2006.  They believe the property that you buy will dictate the tenant that will apply to rent it.  After selecting the right property and right tenant, it is the management of your properties that will dictate your success or failure.  Lenny will briefly review their criteria for purchasing a mobile home and discuss how he selects tenants and manages the mobile homes.  He will also discuss why and how they sell their mobile homes from time to time.

Join us on the Third Wednesday, October 20, as we welcome Sarasota County Sheriff Kurt A. Hoffman.

 

Sheriff Kurt A. Hoffman is the 11th Sheriff of Sarasota County, serving since January 5, 2021. He has served our community for more than 30 years as both a prosecutor for the 12th Judicial Circuit, and as the general counsel for the sheriff’s office since 2005. During his tenure at the sheriff’s office, Hoffman promoted to Captain, Major, and Colonel. He has a Bachelor of Arts in Criminal Justice from Saint Leo College, a Master of Science in Criminal Justice from International College, and a Juris Doctorate degree from Nova Southeastern University.

Sheriff Hoffman is a graduate of the Federal Law Enforcement Training Center’s Police Legal Advisors Training Program and a member of the Florida Bar’s Labor and Employment Law, and City, County and Local Government Law sections. In 2011 Sheriff Hoffman completed FBI’s Florida Executive Development Seminar and in 2014 graduated from the FBI National Academy, during which time he also earned a Graduate Certificate in Leadership from the University of Virginia.

Originally from Indiana, Sheriff Hoffman moved to Florida in 1982 and graduated from Lemon Bay High School in 1984.  Sheriff Hoffman and his wife, Teri, have one son and one grandson, and currently reside in Venice.

Third Wednesday Lunch – Pete Fortunato

This month we welcome the man, the myth, the legend… Pete Fortunato!

Pete Fortunato believes that transactions which you can be proud of result from carefully conceived goals and plans followed by purposeful actions and scrupulous documentation.

Upon graduating from high school in 1965, Peter went right into the real estate business. His motivation was his desire to be self-employed until he could afford to be unemployed.

Pete says “Everyone who knew me believed that I was unemployable.They were right. I still am!”

Peter was excited about being free to build his business and his future. He attended seminars and read at every opportunity. He sought out and learned from many mentors and benefited from the example and counsel of his father who always encouraged and supported him.

Pete finished college with a clientele and an investment portfolio. By 1975 his investment income had eliminated his need for fees from clients to fund his lifestyle.

Peter continues to teach and to attend real estate and investment seminars and meetings regularly. He is respected for his clear and patient explanations of investment concepts and transactions. He has been building, structuring, manipulating and managing investment transactions and portfolios for more than 45 years.

Folks say that learning from Pete is like drinking from a fire house. Always entertaining, Pete will blow your mind with his creativity and genius. You won’t want to miss this meeting!

Al Nicoletti practices law throughout the State of Florida with offices in Jacksonville. He moved from Miami to Jacksonville in 2018 and brought with him a massive niche of Probate Real Estate and a background in Foreclosure Defense Litigation.

He heavily focuses his law practice on probate, quiet title, partitions, trust administration (the weird and the different) and created a very unique niche working in the probate real estate market. He’s developed a unique strategy on working to solve simple and complex probate real estate issues for inherited property that is always a title insurance problem before closing.

He figured out a way to structure probates so they are fast, efficient and waiting until a closing for all attorneys fees (an heir’s dream to not pay anything up front).

He will teach us how to work with probated real estate and how title issues can be solved through probates (and how easy and simple probate deals can be!).

Al Nicoletti is very active on Facebook, YouTube, Instagram, Spotify and iTunes where he posts weekly videos and other various content.
