Alaina Ray serves as the Neighborhood Development Services Director for the City of North Port, Florida, where she oversees the Planning and Zoning, Building Permitting and Inspections, and Code Enforcement Divisions. Ms. Ray has 18 years of professional planning experience, with 16 years serving local government. Prior to joining North Port, Ms. Ray most recently served as Director of Planning and Zoning in Loudoun County, Virginia, part of the Washington, D.C. metro region with over 400,000 residents and the largest concentration of data centers in the world. Most of her experience has been in Florida, where she previously held director positions for Longboat Key and Orange Park. In addition, Ms. Ray worked as a Project Manager for the U.S. Army Corps of Engineers’ Everglades Restoration Project, the largest watershed restoration project in U.S. history. Ms. Ray holds a certified planner credential through the American Institute of Certified Planners. She earned a Bachelor’s in Environmental Studies from the University of Texas at Dallas and is nearing completion of a Master’s in Public Administration.

Originally from Bloomfield New Jersey (20 minutes west of NYC), Dane now calls Sarasota, FL home. Dane worked in the corporate world for 18 years selling software to manufacturing and distribution companies all over the world. Throughout those 18 years, Dane always wanted to be an entrepreneur, but never knew what type of business to open.
After much prayer and thoughtful consideration, Dane became a partner at Hallmark Business Brokers in January 2015. In August 2016 Dane had the fortune to buyout his partner at Hallmark and became the sole owner of the business.
In addition to helping business owners transition their business to a new owner, Dane focuses his time on working with business owners to build value in their business prior to the transition.
Dane prides himself on building relationships with his clients by caring about people, listening, and being honest.
As a father of three children, Dane’s burning desire is to be the person he wants his children to become.

This Thursday we welcome our member Kristien Van Hecke for a wrap up of the wild and crazy 2021 Real Estate Market.
Coming from a global corporate marketing background and with a diploma in interior design in hand, Kristien embarked on a new career in design and construction in 2014. She has been involved in over 100 real estate projects, totaling over $50mio in value.
She is a specialist in spotting opportunities, underwriting, product design, marketing and business strategy. As good strategy comes from a deep understanding of the market, Kristien continuously monitors and analyzes the key market data. A few times a year, we are lucky enough to have her share this with the Sarasota REIA.

We have a full line-up planned for our Mobile Home Workshop. Our speakers come from a variety of backgrounds and methodologies regarding investing in mobile homes as rentals, mobile homes as flips, and buying/selling mobile home parks. There is something here for everybody!
First Up we welcome Adrian Smude.

Next Al Khleif shares his knowledge about investing in Mobile Home Parks.
In 1980, Mr. Khleif became the youngest Real Estate Broker in the state of Colorado at the age of 19. While Mr. Khleif has been a principle in over 300 real estate transactions in the years that followed, Al chose instead to pursue a Petroleum Engineering degree from the Colorado School of Mines. After a brief stint as a Petroleum Engineer for Shell Oil Company, Mr. Khleif moved into sales and marketing.
After 7 moves in 14 years, Al moved his wife of 31 years and 2 daughters one last time to Sarasota., where he focused exclusively on real estate. Mr. Khleif’s expertise is in the commercial arena, including Mobile Home Parks and Multi Family opportunities. He not only represents Sellers and Buyers, but owns parks of his own.
Al is one of the few commercial brokers in the area who holds the prestigious CCIM (Certified Commercial Investment Member) designation of the Commercial Investment Real Estate Council of the Realtors Institute of NAR (National Association of Realtors). This is the highest designation given to commercial real estate specialists
Al’s current focus has been on owning and managing Mobile Home Communities. He has bought and sold numerous properties in his own portfolio as well as managing 15 other communities for private hedge funds.
And we will wrap things up with the Lenny Cimador and Mobile Home Management
Lenny is a retired Florida public school science teacher and baseball coach. He received his BS degree and his Masters degree from the University of Tampa. His wife, Anne, is a registered nurse graduate of USF College of Nursing and Master’s degree from USF. They realized that, while they loved their work, the salary and pension programs would not provide financial freedom. Lenny took advantage of early retirement at age 50 and turned his attention to full time real estate entrepreneurship.
Lenny and Anne began purchasing mobile homes for cash flow and other benefits when prices skyrocketed in 2005-2006. They believe the property that you buy will dictate the tenant that will apply to rent it. After selecting the right property and right tenant, it is the management of your properties that will dictate your success or failure. Lenny will briefly review their criteria for purchasing a mobile home and discuss how he selects tenants and manages the mobile homes. He will also discuss why and how they sell their mobile homes from time to time.

Al Nicoletti practices law throughout the State of Florida with offices in Jacksonville. He moved from Miami to Jacksonville in 2018 and brought with him a massive niche of Probate Real Estate and a background in Foreclosure Defense Litigation.
He heavily focuses his law practice on probate, quiet title, partitions, trust administration (the weird and the different) and created a very unique niche working in the probate real estate market. He’s developed a unique strategy on working to solve simple and complex probate real estate issues for inherited property that is always a title insurance problem before closing.
He figured out a way to structure probates so they are fast, efficient and waiting until a closing for all attorneys fees (an heir’s dream to not pay anything up front).
He will teach us how to work with probated real estate and how title issues can be solved through probates (and how easy and simple probate deals can be!).
